Moving to Severance, Colorado: A Utilities Setup Guide

Set up a Severance move with address-specific steps for water, wastewater, irrigation, electricity, gas, trash, internet and owner-held utility accounts.

Moving to Severance involves one important step before calling utility companies: confirm which providers serve the exact property. Town limits, mailing addresses and subdivision names do not always tell the whole story. The Town of Severance provides several core services to many homes, but some neighborhoods use another water district, a metro district sewer system, septic, non-potable irrigation or privately selected providers.

This Severance, Colorado utilities guide gives buyers, owners and renters a practical order of operations. Use it as a starting point, then confirm every service by street address before closing or move-in.

Start with the property address—not a general provider list

The Town’s utility billing office says it provides potable water, wastewater and stormwater service for many customers within town limits, while specific subdivisions receive some or none of those services from the Town. Emailing the utility office with the full address is the fastest way to confirm which Town accounts apply and what is needed for a setup or closing.

Ask the seller, landlord or closing company for the most recent bills and the names of every provider. Also check the title documents, HOA disclosures and metro district information. These records can reveal a separate irrigation assessment, owner-paid service or neighborhood contract that a broad internet search may miss.

If you are still comparing areas, the Severance community guide provides a wider look at the town, while the Severance new-construction checklist covers lot-specific questions for a new build.

Water, wastewater, stormwater and transportation charges

For Town-served properties, Severance bills monthly and states that payment is due on the 15th of the following month. The Town’s 2026 billed utilities and fees page lists a $37.59 residential water base fee, a $37.56 wastewater minimum covering the first 5,000 gallons, a $6.25 stormwater fee and a $15.50 transportation utility fee. Those published base amounts total $96.90 before metered water use, wastewater surcharges or other applicable charges. Rates and account rules can change, so verify the current schedule when you move.

Water allotments also vary by service setup and subdivision. That matters when comparing monthly costs or planning landscaping. Rather than estimating from another Severance household, ask the Town which classification and annual allotment are assigned to the property.

Some subdivisions use different water or sewer systems

The Town’s outside-agency utility page identifies several important exceptions. North Weld County Water District serves Belmont Farms, Bridal Hill/Saddler Ridge, Casa Loma, Golden Eagle Acres, Hidden Valley Farm and Soaring Eagle Ranch. The Town also identifies septic systems in Belmont Farms, Casa Loma, Golden Eagle Acres, Settler’s Landing and Soaring Eagle Ranch. Bridle Hill/Saddler Ridge uses the Saddler Ridge Metro District sewer system.

Treat those lists as a prompt to verify, not a substitute for parcel-specific records. A buyer considering a septic property should request permit, maintenance and inspection information, while a property in a special district may have separate billing or transfer steps.

Check whether irrigation is potable or non-potable

Several Severance neighborhoods use dual water systems, with non-potable water intended for outdoor irrigation. This can affect seasonal startup, shutdown, billing and landscape planning. Ask whether the home has a separate irrigation meter, valve or district account, and request written operating instructions.

For Town potable-water customers, Severance publishes a mandatory watering schedule and restrictions. The current page prohibits lawn watering from December 1 through March 31, assigns watering days by address, and prohibits watering from 11 a.m. to 5 p.m. It also explains that approved non-potable systems and North Weld County Water District systems are treated differently. Confirm the rules that apply to your property before programming a controller.

Electricity and natural gas are address-specific

The Town states that most Severance locations receive electricity from either Xcel Energy or Poudre Valley REA. Its natural gas page identifies Xcel Energy as the provider for most locations.

Do not open an account solely from the city name. Enter the service address on the provider’s official site or call the provider, because territory boundaries can be precise. Schedule the transfer early enough to avoid interruption, especially when a vacant home needs heat during freezing weather.

Trash, recycling and internet require separate choices

Severance does not provide municipal trash pickup. Its trash and recycling guidance says independent companies provide service and recommends checking with the HOA or metro district first because some subdivisions include a contracted service in their dues.

Internet availability is similarly property-specific. The Town’s current FAQ lists TDS Telecom, CenturyLink, Rise Broadband, LightGig Communications, Ascent Broadband and Comcast as providers in town, but not every plan or connection type will be available at every address. Check serviceability, installation timing, equipment costs and expected speeds directly with each provider before relying on internet for work or a move-in date.

Rental properties have a different account rule

Severance’s rental utility account policy says Town water accounts remain in the property owner’s name. An owner may add a tenant or property manager as an authorized contact so that person can receive statements and make payments, but only the owner may request the addition. Renters should clarify the payment arrangement in writing rather than assuming the Town account will transfer into their name.

A simple Severance move-in checklist

Two to three weeks before closing or occupancy, confirm the water and wastewater provider, ask whether the home has non-potable irrigation or septic, identify the electric and gas utilities, and check whether trash is included through an HOA or metro district. Then schedule internet installation and save account numbers, emergency contacts and shutoff locations in one place.

At the final walkthrough, locate the main water shutoff, irrigation controls, electrical panel, gas shutoff and internet entry point. Photograph meter readings when appropriate and confirm that heat, water and essential services remain active through possession.

For outdoor amenities after the boxes are unpacked, see the Severance parks and Great Western Trail guide.
